A 30x40 plot gives you 1,200 sq ft of land — the most common plot size in Indian cities. With good planning it comfortably fits a 3BHK on one floor or a 4BHK duplex.
Start with the setbacks
Most municipal bye-laws leave you roughly 75–80% of the plot to build on. Check front and side setbacks before you fall in love with a layout.
Seven layouts that work
- Single-floor 3BHK with a central living room
- Duplex with living and kitchen below, bedrooms above
- Duplex with a ground-floor bedroom for parents
- G+1 with an independent rental unit on the ground floor
- Courtyard plan for light in the middle of the house

How to choose
